BuyerCircle is an independent, owner-operated community-access service. It does not sell property, certify title, guarantee a buyer or project, or replace independent legal and financial checks. The detailed Terms below control if a summary conflicts with them.
1. Acceptance and contract
These Terms govern public browsing, but the electronic contract for a buyer application, project-admin request or administrator account is formed when you take the relevant restricted action and affirm the required, unticked checkbox. Mere viewing of a public page is not treated as consent to personal-data processing. If you do not agree, do not submit information or use restricted features.
“BuyerCircle,” “we,” “us,” and “our” refer to the owner-operated BuyerCircle service. “You” means the person using the service and, where relevant, the organisation or project community that person is authorised to represent. These Terms form an electronic contract to the extent permitted by applicable law.
Nothing in these Terms removes a statutory right or remedy that applicable law does not allow a contract to exclude. If a provision conflicts with a mandatory law, that law controls only to the extent of the conflict.
2. Service operator and contact
BuyerCircle is currently an owner-operated service using the trading name “BuyerCircle.” The designated business contact for privacy questions and grievances is the BuyerCircle Privacy & Grievance Desk, available through the online request form. Formal electronic notices may be sent through that channel. The service may later be transferred to a disclosed legal entity, subject to the privacy and assignment provisions below.
The online contact channel creates a reference and places the matter in the super-admin queue. We may contact you at the email supplied in the request to verify identity, obtain clarification, or communicate an outcome.
3. Eligibility, age and authority
You must be at least eighteen years old and legally capable of entering a contract. BuyerCircle is not intended for children. Do not submit an application, proof, admin request, or account details for a person under eighteen.
You must submit only information about yourself or information you are authorised to provide. If a booking or ownership document contains information about a co-buyer, family member, nominee, seller, lender, employee or other person, you must have lawful authority to disclose it and must redact anything not reasonably necessary for verification.
When acting for an association, informal buyer group, business, project team or another person, you represent that you have authority to bind that principal to the relevant obligations. We may request evidence of authority and may refuse access until satisfied.
4. What BuyerCircle provides
BuyerCircle lets a user search a project directory, open a project-specific page, submit a redacted booking proof and contact details, receive an administrator decision, and—if approved—receive a private third-party community invitation by email. It also permits people connected with a project to request administrator access, subject to super-admin approval.
The service is a verification and communications workflow. It is not a conveyancing service, escrow, broker, marketplace, builder portal, public registry, legal due-diligence service, investment adviser, credit provider, dispute tribunal, title insurer, construction monitor or emergency service.
Features may be free, experimental, limited or withdrawn. No fee creates a guarantee of approval, continued access, community admission, response time, email delivery, project data accuracy or uninterrupted availability.
5. Independent service and no affiliation
BuyerCircle is independent of builders, developers, brokers, resident associations, lenders, Google, Gmail, WhatsApp and government or public authorities unless a page expressly states otherwise. Names and marks belonging to third parties identify their services or projects and do not imply sponsorship, approval or partnership.
Community administrators and members are independent users. Their statements, decisions and conduct are not automatically statements, decisions or conduct of BuyerCircle. We may enforce these Terms within our service but do not control conversations after a person joins an external group.
6. Project directory, dates and accuracy
Project names, builders, districts, types, status descriptions and proposed dates may originate from source snapshots, public information or super-admin entries. They can be incomplete, delayed, duplicated, renamed or changed. A project page is a navigation aid, not an official certificate or representation that a project is lawful, complete, solvent, on time, free from disputes or suitable for purchase.
You must independently check current official records, approved plans, title, encumbrances, permissions, contracts, payment demands, construction progress and professional advice before making a property decision. Do not rely on a BuyerCircle listing or community membership as due diligence.
A super admin may add, correct, archive or restore a project. Archiving closes new requests but may preserve historical records required for existing applications, security, disputes, consent evidence and lawful administration.
7. Verification is limited—not proof of ownership
Verification means only that an authorised reviewer considered the submitted information and document sufficient for the limited purpose of deciding community access. Reviewers do not perform forensic authentication, title investigation, identity certification or legal adjudication unless separately agreed in writing.
A duplicate-unit flag means two or more records contain a similar normalised tower and unit value. It is an alert for human review, not a finding of fraud, ownership, priority, validity or wrongdoing. Legitimate joint purchasers, clerical differences and reused identifiers may create a match.
If later information indicates impersonation, forged material, a leaked link, unauthorised access, project mismatch or another safety concern, BuyerCircle may block further sends, rotate the stored invitation, change the application record and ask the external group administrator to remove access. An invitation already delivered through an external service cannot be recalled by BuyerCircle. Rejection does not decide property rights and may occur without disclosing security-sensitive details.
8. Information, documents and user representations
You represent that every submission is accurate to the best of your knowledge, not misleading, not forged, not unlawfully obtained, and reasonably necessary for the requested service. You must keep your email secure and promptly report an incorrect project, unit, decision or suspected compromise.
Upload only the minimum redacted page needed to connect your name, project and unit. Unless specifically requested through a secure process, remove Aadhaar and PAN numbers, bank and payment details, signatures, QR codes, passwords, authentication codes, complete account numbers, unrelated addresses and third-party personal data. Never upload malware, executable content or a file exceeding the stated size and type limits.
You retain responsibility for the legality of your submission. We may delete, quarantine or refuse content that creates privacy, security, intellectual-property or legal risk.
9. Limited licence for submitted content
You retain any rights you lawfully hold in a submitted document or text. You grant BuyerCircle a non-exclusive, worldwide, royalty-free and limited licence to host, encrypt, reproduce, display to authorised reviewers, technically transform, back up and otherwise process the submission only as reasonably necessary for the purposes described in the Privacy and Consent Notice, service security, dispute handling and legal compliance.
This licence does not authorise sale of your proof, public display, unrelated advertising or unrestricted use of identifiable data. It ends when the content is erased, except for protected backups, consent evidence, security records and material retained under a lawful obligation or legal hold.
We may use genuinely anonymised or aggregated statistics for any lawful purpose, including service analysis, safety research, capacity planning and product improvement, provided the result does not reasonably identify an individual and we do not attempt to re-identify it.
10. Personal data, notice and consent
Personal-data processing is governed by the current Privacy and Consent Notice. Where these Terms and that Notice conflict about personal data, the Notice controls. Required service consent is limited to the itemised data and specified purposes shown immediately before submission.
We do not rely on a clause allowing “any use.” A materially different purpose involving identifiable data requires a new lawful basis and, where consent is used, a fresh specific affirmative choice. Optional marketing or unrelated commercial use cannot be bundled into access to the core service.
You may submit an access, correction, erasure, withdrawal or grievance request through the Privacy & Grievance Desk. Withdrawal does not make earlier lawful processing unlawful and may prevent us from completing verification, maintaining access or resolving a dispute.
11. Private groups, invitations and third-party services
The private community invitation is stored in protected form and is sent only by email after approval. You must not publish, forward, resell, scrape, automate, embed or share it with an unverified person. A group administrator may separately review a join request and may refuse or remove a member.
Joining an external messaging group is voluntary and governed by that provider’s terms and privacy settings. Group members may see your phone number, display name, profile photo, messages and other information depending on the provider and your settings. BuyerCircle cannot hide or retrieve information after you voluntarily share it in the external group.
Email and messaging providers may delay, block, scan or fail to deliver communications. Check the recipient address and spam folder. Do not treat email delivery or community admission as an emergency or time-critical service.
12. Project-admin duties and confidentiality
A project admin receives least-privilege access only to assigned active projects. Access is personal, revocable and may not be shared. An administrator must use buyer information solely to review applications, identify duplicate claims, manage authorised community access, resolve an immediate security issue or perform another instruction expressly authorised by the super admin.
An administrator must not download, photograph, copy, export, build a separate database, market to, solicit, profile, discriminate against, harass, threaten or disclose a buyer. Proofs must not be used for sales, brokerage, debt collection, publicity, litigation strategy unrelated to BuyerCircle, or personal advantage. Invitation links, passwords and private status links must remain confidential.
Administrators must lock devices, use strong unique passwords, sign out on shared devices, report a suspected breach promptly and follow deletion or correction instructions. Access may be logged and audited. Deactivation or project archival immediately suspends authority even if a browser page was previously open.
13. Acceptable use and prohibited conduct
You must not misuse BuyerCircle. Prohibited conduct includes impersonation; forged proofs; false unit claims; unauthorised access; credential sharing; link leakage; scraping; bulk extraction; reverse engineering intended to defeat safeguards; malware; denial-of-service activity; rate-limit evasion; testing without permission; harassment; threats; discrimination; unlawful content; infringement; bribery; resale of access; and use that violates another person’s privacy or applicable law.
You must not claim that BuyerCircle approval proves title, guarantees a project, represents a public authority or authorises you to speak for a builder or community. You must not use our name or interface to collect money, investment, deposits, brokerage, political support or unrelated personal data.
Good-faith security reports should be submitted privately through the grievance channel with enough information to investigate and without accessing, retaining or disclosing another person’s data.
14. Email, notices and electronic records
You consent to transactional email necessary for the requested service, including status, invitation, account, security, policy and grievance messages. Transactional communication is not consent to unrelated marketing. You must provide and maintain an email address you control.
Electronic checkboxes, timestamps, policy versions, cryptographic digests, audit entries and email-provider responses may be retained as evidence of consent, delivery attempts, access and decisions. You agree that electronic records and notices may satisfy writing and delivery requirements to the extent permitted by law.
15. Intellectual property
BuyerCircle’s software, layout, text, branding, databases compiled by us and original materials are owned by or licensed to the service operator and protected by applicable law. These Terms grant only a limited, revocable right to use the service for its intended purpose.
You may not copy the interface, remove notices, create a confusingly similar service, use the BuyerCircle name as your own mark or commercially exploit our materials without written permission. Third-party names, marks and content remain the property of their respective owners.
16. Review, refusal, suspension and cooperation
We may request clarification, flag a record, refuse an application, suspend a session, revoke an invitation, remove a project, deactivate an administrator, preserve evidence or restrict functionality where reasonably necessary for safety, privacy, fraud prevention, system integrity, legal compliance or enforcement of these Terms.
We may cooperate with a valid court order, lawful government request, regulator, incident-response provider or affected service provider. We will seek to limit disclosure to what is reasonably required and may be prohibited from notifying you.
We are not required to mediate property, payment, construction, association or interpersonal disputes. We may preserve neutrality and direct parties to independent professionals or lawful dispute channels.
17. Security responsibilities and incident limits
BuyerCircle uses safeguards such as server-side validation, access controls, encryption or keyed protection, restricted proof access, rate limits, audit trails and secure session controls. No internet service can guarantee absolute security, uninterrupted operation or successful defence against every attack.
You are responsible for your device, mailbox, passwords, private links and actions taken through your credentials. Notify us promptly if a device, email, password, status link or invitation may be compromised. Delay can increase risk and limit available remedies.
18. Availability, maintenance and feature changes
The service may be unavailable because of maintenance, updates, security response, infrastructure failure, third-party outages, legal requirements or events beyond reasonable control. We may change forms, limits, directory entries, review criteria and administrative workflows, but a change will not silently expand the purpose of existing personal-data consent.
We may discontinue all or part of the service. Where reasonably practicable, we will preserve or provide access to pending privacy requests and handle retained personal data according to the Privacy Notice and applicable law.
19. Disclaimers
To the maximum extent permitted by law, BuyerCircle is provided “as is” and “as available.” We disclaim implied warranties of merchantability, fitness for a particular purpose, title, non-infringement, accuracy, availability, community conduct, project performance and email delivery.
No statement on the service is legal, financial, tax, investment, engineering, architectural, title, construction or professional advice. Obtain independent advice before purchasing property, paying money, signing documents, joining an association, making allegations or starting a dispute.
We do not warrant that a user is a genuine buyer, that a proof is authentic, that a unit identifier is unique, that a community is complete or unbiased, or that third-party information is accurate.
20. Limits of liability
To the maximum extent permitted by law, BuyerCircle and the service operator will not be liable for indirect, incidental, special, exemplary, punitive or consequential loss; lost profit, opportunity, goodwill or data; property-price movement; builder delay; group statements; third-party conduct; unauthorised forwarding; or reliance on directory or verification information.
For claims that may lawfully be limited, aggregate liability arising from the service will not exceed the greater of the amount you paid BuyerCircle for the relevant service during the preceding twelve months or INR 1,000. This cap does not apply where law prohibits limitation, including liability that cannot be excluded for fraud, wilful misconduct or other mandatory rights.
You must take reasonable steps to limit loss and notify us promptly. Nothing here creates liability where none otherwise exists.
21. Indemnity
To the extent permitted by law, you will indemnify and hold harmless BuyerCircle and its operator from third-party claims, costs and losses arising directly from your forged or unauthorised submission, infringement, unlawful disclosure, misuse of buyer data, link leakage, credential sharing, prohibited conduct or material breach of these Terms. This obligation does not cover loss caused by our own unlawful conduct and will be reduced to the extent we contributed to the loss.
22. Termination and survival
You may stop using the service and may submit a privacy request. We may suspend or terminate access immediately for a serious security, privacy, fraud or legal risk, and otherwise where reasonably necessary to enforce these Terms.
Termination does not automatically erase data that must remain for a pending request, consent evidence, audit, security, dispute, legal hold or statutory requirement. Provisions concerning confidentiality, licences needed for retained records, intellectual property, disclaimers, liability, indemnity, disputes and general contract interpretation survive as applicable.
23. Governing law, disputes and venue
These Terms are governed by the laws of India. Before filing a non-urgent claim, each party should send a written notice through the designated channel and allow thirty days for good-faith resolution, unless delay would prejudice a legal right or urgent relief is needed.
Subject to mandatory consumer, privacy and other jurisdictional rights, courts of competent jurisdiction in Bengaluru, Karnataka will have jurisdiction. Nothing prevents either party from approaching a competent authority, consumer commission, data-protection body or court where a non-waivable law allows it.
24. General contract terms
If a provision is unenforceable, it will be limited or severed to the minimum necessary and the remainder will continue. A failure to enforce is not a waiver. Headings and summaries aid reading but do not narrow the text. “Including” means “including without limitation.”
You may not assign restricted access, credentials or obligations without written consent. We may assign the service to a successor operating BuyerCircle if the successor accepts these Terms and the Privacy Notice, maintains appropriate safeguards and provides any legally required notice or consent choice.
These Terms, the Privacy and Consent Notice, the exact consent statement displayed at collection, and any project-admin confidentiality undertaking form the entire agreement about the service, except for a separately signed agreement. In a conflict, a specific signed agreement controls for its subject, and the Privacy Notice controls personal-data processing.
25. Changes to these Terms
We may update these Terms for law, security, clarity or service changes. Each version has an effective date and version identifier. Material changes affecting an existing administrator’s duties require a fresh acceptance before buyer-data access. Materially different processing of identifiable personal data will not be authorised merely by a Terms update; we will provide a new notice and obtain consent where required.
Prior acceptance records remain tied to the version shown at the time. Continued browsing may indicate use of the current service rules where lawful, but it is not a substitute for affirmative consent when the law or our workflow requires one.
26. Notices, privacy requests and grievances
Submit legal notices, privacy questions, access/correction/erasure requests, consent withdrawal, security reports and grievances through the Privacy & Grievance Desk. Include enough information to identify the relevant record without attaching a new unredacted identity document. We may verify identity through an existing private status link or a proportionate alternative.
BuyerCircle will address privacy grievances within one month as required by applicable law. Identity questions, legal holds or third-party rights may affect the remedy available, but they do not remove the duty to record and communicate a response.
